Developer Chosen for Statesman Site

The family that owns the current Austin American Statesman offices on Lady Bird Lake has chosen Endeavor Real Estate Group to develop the site, the Austin American Statesman reports.

Endeavor is local and has developed over 13 million square feet of commercial real estate in the city, including the Domain and Southpark Meadows.  They are also the developer for the Plaza Saltillo site.

The redevelopment of the 18.9 acre Statesman site has the potential to completely transform the area.

Endeavor was chosen because they are local, professional, and have a stellar reputation.  They are one of the biggest developers in Central Texas.

Endeavor expects the project to take a long time, forecasting a 10 year time table.  

The land sits within the boundaries of the South Central Waterfront Initiative, a plan the city council approved in 2016 to guide the development of the South Shore of Lady Bird Lake.  The plan calls for including public amenities like parks, trails, and affordable housing if the city allows the properties to be built taller and bigger than current regulations.

The Statesman site is appraised at $62 million and is one of the most south-after parcels of land in Austin.  The city wants more than 60 percent of the site to become a new park that fronts the water with new trail connections, private plazas, and tree-lined streets.  

While the site currently is approved to hold 660,000 square feet of buildings, it may be increased to up to 2.1 million square feet of space so the city can see the public benefits outlined above.

The first step is to dive into a complete analysis of the land with site constraints and the South Central Waterfront plan in mind, as well as what the community wishes to see.
