The Austin Music Hall is being demolished to make room for a new office building, the Austin Business Journal reports.
The new office building will be 345,000 square feet and 29 stories. Called Third + Shoal and located at 601 W. Third St, the project is aiming to be certified LEED Platinum, the highest level of sustainability certification given by the U.S. Green Building Council. The builder also plans to use recycled and local materials. It will be Austin’s first LEED certified tower and may be the only LEED certified office building in town as well.
The project’s cost is estimated to be $76.5 million, but there is a good chance it will cost more, especially with the cost of construction on the rise.
Office space is in high demand in downtown Austin, but Third + Shoal isn’t expected to be completed until Summer 2018. Amenities will include over 200 secured onsite bike stalls, 11 outdoor balconies, and double-height loft floors.
