There are a few new developments going up in Austin and set for completion in the next year or two. There are apartments, mixed-use developments, and office and warehouse spaces that have the potential to turn neighborhoods into a great area for waking or biking to work.
Springdale General is planned for East Austin on Springdale near Airport, Building ATX reports . This 165,000 square foot development will be comprised of fifteen buildings of office space for creative companies like graphic designers, caterers and more. Tenants can choose spaces with 691 to 20,000 square feet and amenities will include parking for car-share vehicles, bike racks, loading docks, and green features like solar panels and rainwater collection.
Rental rates are projected to start at $17.50 per square foot for office space and $12.50 for warehouse space. The goal of the project is to provide affordable commercial space in the city for creatives, who are increasingly being pushed out by rising rents. The project is expected to be complete by 2018, but spaces can be pre-leased now.
Rent for apartments in the area in general range from $730 to $1,099 for a one bedroom apartment and $860 to $2,250 for a two-bedroom. Springdale General is practically next door to The Austin Bouldering Project, a brand new state-of-the-art rock climbing gym, and Canopy Austin, a development of Artists Studios, galleries, and office spaces along with a cafe.
It’s also not far from the Boggy Creek Greenbelt, a great place to take a contemplative walk to get those creative juices flowing, and Hard Luck Lounge, which has a gorgeous patio under live oaks, the perfect place to enjoy happy hour with co-workers.
Burnet Road is the hottest place in town, and the desire for apartments continues unabated. So it’s great news that Sixty Five, a mixed-use residential and retail development, is breaking ground at 6500 Burnet Road, according to Community Impact. Sixty Five will have 52 apartments and 4,000 square feet of ground floor retail.
The luxury complex will include a rooftop lounge with grills, underground parking, and an espresso bar in the lobby complete with barista. There will be studio, one and two bedroom units available that will feature private balconies and patios with floor to ceiling glass. Leasing is scheduled to start next summer.
Burnet Road is filled with restaurants and bars to keep those new residents entertained. The Peached Tortilla serves Southern Comfort food with an Asian flare and grew out of a very popular food truck. They have innovative specials like Taco Tuesdays ($3 tacos and $5 margaritas) and Wednesday Fried Chicken and Whiskey ($6 whiskey pours). Apothecary Wine Bar serves small plates, charcuterie, desserts and wine in a beautiful atmosphere.
The final phase of the Domain is almost complete, Building ATX reports. Called Northside, the development is on 43 acres and will have 563 apartments, office space, and retailers including Nordstrom, a new concept from Restoration Hardware, and Eliza Page. Restaurants slated for Northside include Second Bar + Kitchen and Paul Martin’s American Bar and Grill. There will also be a boutique hotel.
Once Northside opens its doors, the Domain’s 10 year long development will finally be complete. The Domain has emerged as a destination for northside residents, as well as employers. Many workers are experiencing the live/work dream by renting an apartment in the Domain, walking to work at one of the nearby employers like Home Away, Amazon or Accruent, Inc. and then going to dinner, shopping, or entertainment without getting in their cars.
