A new condo project is planned for East Austin, the Austin American Statesman reports.
The project, called Fourth&, aka (“fourth and”), is being built at Fourth and Chicon and will have 97 units ranging from studios with a little over 500 square feet to live/work units with 1,400 square feet. The units will be priced from $248,000 to $585,000.
Built on 2.2 acres and three stories tall, the project will also include a retail component. The developer hopes to attract a grocery store, a bicycle shop, and other small businesses. The commercial space totals 42,000 square feet and is located on the first floor of Fourth&. The entire project is expected to cost $45 million.
The project will incorporate several green building measures, including recycled steel, solar panels, energy-efficient windows and appliances, LED lighting, and rainwater gardens. The developer hopes to keep utility costs low for residents with the addition of these features.
Amenities include conference rooms, a pool, charging stations for electric vehicles, a dog wash station, and a movie theater room.
The builder is going above and beyond with the construction materials as well, using steel framing and a concrete structure, as well as solar panels, for every unit. While high rises often incorporate these products, smaller structures are usually framed in wood.
The project will make a car-less, walkable, bikeable lifestyle a reality for its residents. Fourth& is just a block away from the Plaza Saltillo MetroRail stop, near the Lance Armstrong Bikeway, and less than a mile from downtown Austin.
